What a Roller Coaster this Year has been! What will 2024 bring us??
A legacy of love for our business has led us through the “tough sledding” that we were doing throughout most of 2023. There’s no denying this was a Real Estate market in flux, though we feel that in 2024 nerves will settle – we have a very positive outlook moving forward. After a couple of years of unsustainable growth and frenzied activity, Buyers and Sellers were taking a moment to pause amid higher interest rates and slightly higher inventory. The combination of challenging affordability situations on the demand side with interest rates and more inventory levels on the supply side will continue to define market, though more inventory and less competition make the environment increasingly favourable for investors.
The impact of recent interest rate hikes has been felt across all major housing markets with some areas hit harder than others, though our market here, where we live and work, has held post pandemic values. At Narozanski North we had a solid year with the first two quarters showing marked improvement from the year before, though our final quarter did slow a bit. During the pandemic, people flocked up North as remote work allowed people to live further from their city offices.
We are still seeing great interest from Buyers in Southern Ontario. Northern Ontario had seen its “Best Year” ever in 2021 records set – record prices obtained. After a Pandemic – Induced Bull Run, the housing market has reset. We are roaring to go!
On a Very Positive Note:
Our market inventory is turning over well if priced correctly right thru Sudbury, Rainbow Country, French River, Manitoulin over to Sturgeon and thru the Nipissing area in all areas of the market.
We also believe the market has levelled and we have Buyers waiting to purchase – a solid portfolio of Buyers. Another very positive factor is the slowing market has not affected the demand for many specific products such as Resorts and Trailer Parks & Cottages .
