We welcome you to Eagle Valley—a unique community where peaceful country living meets exceptional convenience.
Now you can own one of the rarest, most unique properties that was once a Radar Base and is now the next generation in effortless rental ownership!!
Eagle Valley was part of CFS Falconbridge, which opened as RCAF Station Falconbridge in 1952 as part of NORAD’s Pinetree Line of radar stations.
The station’s operational call sign was Tomboy.
CFS Falconbridge was closed when the Pinetree Line was declared redundant in the mid-1980s.
The station was sold to a private real estate developer in 1987, not current ownership.
Our site is listed among Canada’s most unique, long-standing former Radar Base sites that remain.
Eagle Valley is the only former Radar Base in Canada where the infrastructure has not been entirely demolished or trashed!
Great lineage of history! Great opportunity! Come be a part of it!!
The residential part of the former Base is now utilized for commercial leasing and rental housing units since the Radar Operations buildings were torn down in 2007.
The Eagle Valley site is unique and has been privately owned since 2006.
Current ownership has invested extensively in upgrading and modernizing the property, with the vast majority of homes and facilities renovated to provide safe, comfortable, and affordable living.
Eagle Valley is a unique multi-residential property with many commercial warehouse complexes on-site and opportunities for development.
Currently, our site is a flourishing rental site with 101 Single Family Homes, 1 Apartment Building with 5 units, 6 Mobile Homes, 12+ commercial/industrial units, and seasonal storage.
Eagle Valley offers a diverse range of residential options, including two-, three-, and four-bedroom homes, apartment units, and year-round mobile home lots.
Our site has many long-term tenants—a rental income upside—with many units renting below market!
Each residence features private yards, driveways, and spacious layouts designed for comfortable, affordable living.
Most of the existing rental dwellings have had their windows replaced with newer vinyl units, and exterior doors are generally good, metal-insulated units.
Each dwelling typically has its own modern gas-fired furnace and owned electric hot water tank, with separate gas and hydro meters and tenants responsible for their own utilities.
Roofing is replaced as required, with an ongoing program whereby several units are done every year.
Most residences have aluminum soffits, fascia, and eavestroughs, and at least a single driveway.
Some units have decks, while others have the use of detached or semi-detached garages.
With a full-time, on-site maintenance team, the overall condition of the units can be rated as good to above average.
Refrigerators and stoves are not supplied and are the responsibility of the tenants.
Commercial & Storage
Beyond its residential community, Eagle Valley also features an expansive commercial operation with approximately 50,000 square feet of warehouse and storage space.
Whether it’s self-storage, vehicles, boats, RVs, or seasonal equipment, the property provides secure and convenient storage solutions for both residents and the surrounding community.
The world is your oyster here, in a place that is the best—largest independent, private, year-round rental subdivision in Northern Ontario.
Nestled on Radar Road is our community, where friendships are forged, memories are made, and lives are lived to their fullest potential.
Eagle Valley is located in a bedroom community just outside Sudbury, known as Hanmer, Ontario.
It is located on Radar Road and represents a large-scale, income-producing, mixed-use investment opportunity comprising 629.56 acres.
Our land… Oh, our land is as impressive in its beauty and uniqueness as it is in its vast size.
Set across an impressive, stunning 626 acres of mixed forest, rolling terrain, and breathtaking views, Eagle Valley is home to a vibrant community of approximately 380 residents, all surrounded by Northern Ontario’s natural beauty.
Come own your very own community—your own little city or town!! You’re the Mayor!
Land & Development
The property composition consists of a large, irregularly shaped parcel with many different topographic inclusions: hills, flat lands, rolling fields, a large unharvested blueberry farm, forests, and Cambrian Shield.
It is somewhat unique in that the site consists of two separate parcels—two separate components—physically separated by Radar Road, essentially bisected by municipal Radar Road.
This separate, bisected land is approximately 35 acres and is located on Dupuis Drive, approximately 2 miles northwest of the main complex.
The balance of the site is irregularly shaped, and the northerly portion, containing approximately 100 acres, is undeveloped low-lying bushland, while the acreage lying south of the roadway is improved with the residential/warehouse complex.
The improved portion of the site is generally level and is located near Radar Road, while the balance of the acreage slopes upward to a high plateau and a large undeveloped area.
The effective area of the improved portion of the subject is estimated at 100 ± acres.
The land continues to offer development potential…
Options for residential expansion: the potential to add approximately 75 additional residential units, increasing income and density.
Plus, self-storage development, which is in high demand with a vacancy rate of zero. The opportunity to develop a purpose-built self-storage facility, leveraging strong regional demand.
The Estate Lot severance is a very viable potential opportunity to sever approximately 125 acres on the north portion of the property, which is currently naturally divided by Radar Road.
These lots could be severed into five large Estate Lots of five acres or more. Also, a former gravel pit has been closed—lease again—your oyster??
All this without diminishing Eagle Valley’s real estate value—these lots could create capital income, and vacant land continues to be in high demand.
The site cries out for a retail/convenience store or coffee shop—leasing opportunity or hands-on!
Many Northern towns do not have 380 captive residents!
The Physical Plant
Our facility offers a complete, self-sustained system of services—just like a city—a full physical plant!
The property has its own infrastructure, including water and sewer systems, streets, recreational facilities, etc.
The acreage on Dupuis Drive is a narrow strip of land running in a southeasterly direction and is improved with the property’s water supply system and pump house.
Our water supply is obtained from two 40-foot-deep wells and is transported via underground pipeline to the complex.
The water supply is obtained from the wells along Dupuis Drive and is pumped to the subject complex through negotiated easements over abutting lands that receive water, in turn, from the complex to this day.
The pump house has a modern, monitored chlorination system and a gas-powered backup generator system.
The water is pumped to reservoirs on the hilltop complex and distributed through a water distribution piping system.
The Eagle Valley complex is serviced throughout with fire hydrants and all amenities needed to make a city operate.
Sewage is handled by an underground collection system, which is gravity-drained to a wet well and pumping station near the west end of the site.
The sewage is then pumped from the wet well into a large, clay-lined sewage lagoon. The best of the best!
Our systems are in good working order, have been well maintained, and follow all applicable government regulations.
Hydro service is obtained from Hydro One and is distributed throughout the complex.
The majority of the residential units are individually metered for hydro.
Natural gas is supplied to the complex by Union Gas and is also separately metered for each dwelling.
School bus service is available to the complex, together with limited municipal bus service.
Police and fire protection are provided by the City of Greater Sudbury.
Location
Our central location is what we are known for, and our location at 2233 Radar Road is the best, since we are just 20 minutes from downtown Greater Sudbury, 15 minutes from the New Sudbury shopping district, 4 minutes from the airport, and only 10 minutes from both Hanmer and Garson.
We are part of the City of Greater Sudbury, and access is gained along Radar Road through either Garson to the south or Hanmer to the west.
The Greater Sudbury Airport is located approximately 3 miles northeast of the subject, off Skead Road.
Development in the immediate area is generally single-family and rural residential, with a scattering of hobby and working farms.
Banks, schools, and neighbourhood shopping are available in either Hanmer or Garson, while regional amenities are generally located in Sudbury proper.
Eagle Valley is far enough from the city to enjoy quiet, healthy living, yet close enough to everything you need.
Outdoor enthusiasts will feel right at home, with hiking, ATV, and snowmobile trails beginning right at your doorstep, appealing to tenants.
Here at Eagle Valley, explore one of the highest elevations in the Sudbury area, take in panoramic views of the Nickel Rim, enjoy abundant wildlife, and even harvest wild blueberries in season.
The Estate Lot severance is a very viable potential opportunity to sever approximately 125 acres on the north portion of the property.
We are a professionally managed business with an on-site office and dedicated staff.
Eagle Valley combines stable income with substantial embedded development potential.
The scale, diversification, and optionality make it highly attractive to investors seeking both yield and long-term value creation.
